Once you have become a Tenants with us you will be given a mobile number for your Property Manager you can call or text.

 

Once you have secured a property it is your responsibility to connect to electricity and natural gas/gas bottles.

 

If the property is water compliant and it is written on your Tenancy Agreement the Owner can pass of the Water Consumption Charges to you. You will be sent out an Account for this amount which needs to be paid within 30 days.

 

Jo Dwyer Real Estate has a zero tolerance policy for arrears in rent. It is you’re responsibility as a Tenant to have your rent up to date at all times, if there is a problem please contact your Property Manager immediately so this problem does not get out of hand. We can explain the options otherwise we will issue a Form 11 Notice to Remedy Breach. Failing to remedy the breach within the specified times will result in the issue of a Form 12 Notice to Leave.

 

You will be issued a Condition Report in Duplicate, this is to be filled in and returned to our Office within 3 days of commencement of the Tenancy Agreement, we will countersign and return a copy to you if your notations are agreed upon by the Property Manager.

 

On signing of the Documentation you will be required to pay a Bond, this will be lodged with the RTA and a Notice from the RTA sent directly to you with a Bond Number for your files.

 

On vacating you will have this refunded by the RTA in full if the property has been cleaned and there are no monies owing for rent, water payments or repairs.

 

You are fully responsible for maintaining lawns and gardens during the Tenancy, photos form part of the Condition Report and it is expected that on vacating they will have been looked after to the same condition.

 

Most of the properties have water tanks installed and the lawns and gardens must be kept watered to Council Regulations from the Mains Water.

 

Weeding must also be kept under control, along with edging of the lawns pruning and fertilising prior to the hot weather.

 

Please insure that the gardens are maintained well otherwise a contractor will need to be contacted and the Account sent to you.

 

If you would like us to recommend a lawn mower or gardener please call your Property Manager and we can provide this for you.

 

Appliances are to be cleaned, air conditioner filters are also to be cleaned regularly especially in the Summer months, if this has not been done and a Contractor is called out for repairs you may be liable for the cost involved.
